Level 1, 2, and 3 Chimney Inspections Explained
Industry standards define three levels of chimney inspection, each designed for specific situations. Here is what each level includes and when you need it.
Understanding Chimney Inspection Levels
Industry standards recognized by CSIA (Chimney Safety Institute of America) define three levels of chimney inspection.
Level 1 Inspection – Annual Safety Check
When You Need It: Annual routine inspection, no changes to the system, no known problems.
What It Includes: Visual examination of accessible portions, firebox, damper, smoke chamber, external inspection from ground level, creosote assessment.
Cost in DFW: $100-$150 (often included free with chimney cleaning)
Level 2 Inspection – Real Estate & Changes
When You Need It: Buying or selling a home, after a chimney fire, after severe weather, when changing fuel types.
What It Includes: Everything in Level 1, PLUS video camera scanning of entire flue, inspection of accessible attic/crawl spaces, detailed exterior examination, clearance assessment, comprehensive photo documentation.
Cost in DFW: $200-$350
Home Buyer’s Note: If you are purchasing a home in the Dallas-Fort Worth area, a Level 2 chimney inspection is strongly recommended. We regularly find $1,000-$5,000+ in hidden issues during real estate inspections.
Level 3 Inspection – Serious Concerns
When You Need It: When Level 1 or 2 findings suggest hidden hazards, structural damage suspected, after a serious chimney fire, carbon monoxide investigation.
What It Includes: Everything in Levels 1 and 2, PLUS removal of chimney components as needed, access to concealed areas, invasive structural assessment.
Cost in DFW: $400-$500+
Which Level Do DFW Homeowners Need Most Often?
Level 1 is standard for annual maintenance. Level 2 is most commonly recommended due to DFW’s severe weather, active real estate market, and aging housing stock.
